Boston Special Counsel: Tax Foreclosure

Since 1987, attorneys at Louison, Costello, Condon & Pfaff, LLP of Boston have served as special counsel to cities, towns, counties, the City of Boston, the Commonwealth of Massachusetts, municipal boards, and municipal treasurers and collectors, assisting our clients in exercising priority liens through the collection of unpaid real estate taxes and delinquent sewer and water charges in tax-title foreclosure proceedings. Our firm currently represents approximately 70 cities and towns in this niche practice, and we have customized our computer software to improve the efficiency of our tax collection practice.

On behalf of those officials and entities, our attorneys handle the preparation and publication of notices of foreclosure, preparation of instruments of taking, recording and registration of documents, transmission of required information to the treasurer, and preparation and filing of petitions for foreclosure of the right of redemption with the Massachusetts Land Court.

In addition to our services in the area of tax collection and foreclosure, our attorneys represent municipal boards of assessors in Appellate Tax Board proceedings and serve as special counsel, representing municipal clients in a wide variety of matters. We are designated town counsel for the towns of Mashpee, Blackstone, Chatham, and Foxborough, and serve as a special assistant attorney general of the Commonwealth of Massachusetts.

Our lawyers’ combined and individual experience in municipal affairs is an essential qualification for our services as special counsel. We also are pleased to provide every client with direct and timely access to the attorney handling the client’s matter. Our attorneys’ services are typically billed on an hourly basis. However, we can discuss alternative arrangements, including a flat-rate/retainer agreement or a split-fee/retainer agreement.
